What a build-out with us covers

Restaurant and commercial interiors carry the tightest schedules of anything we build: a delayed opening costs rent and payroll with no revenue against it. The work is sequenced around that.

How the work runs

Sequenced so the opening date holds

Full coordination of construction projects, including scheduling, subcontractor management, and execution.

  • Scope and site walk

    We walk the space with you, review plans or existing drawings, and identify what the landlord’s work letter covers versus what falls to the tenant.

  • Permits and documentation

    Permit sets are assembled and filed, and the construction schedule is built backwards from your target opening date.

  • Trades sequenced without gaps

    Framing, MEP rough-in, ceilings, and finishes are booked against a single schedule so no trade waits on another to clear the space.

  • Inspections and closeout

    Inspections are scheduled as each phase completes, then a punch list and final walkthrough before handover.

Common questions

Before you request an estimate

Do you work from an architect’s drawings, or can you help develop the scope?

Both. If you already have a permit set we build to it. If you have a lease and a rough concept, we can walk the space, define the scope of work, and coordinate the drawings you need to file.

Can you work around a landlord’s work letter?

Yes. Splitting landlord work from tenant work is part of the initial scope review, so the estimate reflects only what actually falls to you.

Do you handle permits and inspections?

Yes. Permit documentation and inspection scheduling are part of the project management scope on commercial work.
