About 70% of our work is commercial. On those jobs there is no version where an inspection gets skipped, so the habits that come with them — permits pulled, licensed plumbers, electricians and HVAC on site, work built to code — are simply how we build. They carry over to houses unchanged.
The second habit that carries over is planning. On a remodel the wasted budget rarely goes on materials; it goes on rework, after something has already been built once. Settling those decisions before the walls are framed is what keeps a job from being paid for twice.
Residential work also has one condition commercial does not. Somebody lives in the house after we leave.
