Scope
Turnovers and building upgrades
Multi-family work is measured in vacancy days. Repeatable unit scopes, predictable crew sequencing, and a single point of coordination are what keep a turnover schedule from slipping.

How the work runs
Priced per unit, scheduled per building
We manage subcontractors, scheduling, and on-site progress to keep projects organized and moving forward.
-
Unit survey and standard scope
Units are surveyed and grouped into a small number of standard scopes so pricing and scheduling stay predictable across the building.
-
Material supply locked early
Because we can manage material supply alongside construction, finish packages are ordered once for the whole building rather than unit by unit.
-
Rolling crew sequence
Crews move through units on a repeating sequence, so completed units come back on the rent roll while later units are still in progress.
-
Per-unit handover
Each unit is walked, punched, and handed back individually rather than holding the whole building to one completion date.
Project plates
[NEEDS SERGEI] Multi-family photography needed — a completed unit, a common area, and a whole-building project. Before-and-after pairs are especially useful to investors and property managers.
Common questions
Before you request an estimate
Do you price per unit or for the whole building?
Both. Units are usually grouped into a small number of standard scopes and priced per unit, with common areas and building-wide work priced separately.
Can units be turned over in stages so we keep re-letting?
Yes. Crews run a rolling sequence and each unit is handed back as it completes rather than waiting on the whole building.
Do you handle insurance restoration work?
Yes. Insurance restoration is part of the multi-family and residential work we take on.
