The trade scope behind every build-out

Framing and ceilings set the geometry every other trade works to. We run this scope as part of our own build-outs and take it on directly for other general contractors and developers who need the package priced and delivered on its own.

How the work runs

Laid out once, coordinated before it goes up

Full coordination of construction projects, including scheduling, subcontractor management, and execution.

  • Layout from the drawings

    Partition layout is set from the drawings and confirmed on the deck before any track goes down, so later trades are not chasing a wall that moved.

  • Rated assemblies identified

    Fire-rated and sound-rated assemblies are identified in advance and built to the listed detail, which is what the inspection will be measured against.

  • Ceiling coordination

    Grid layout is coordinated against lighting, diffuser, and sprinkler positions before the grid is hung rather than cut in afterwards.

  • Finish level to spec

    Drywall is finished to the level the specification calls for, so the finish trade is not correcting the substrate.

Before you request an estimate

Can we hire you for framing and ceilings only?

Yes. The framing, drywall, and acoustical ceiling package can be priced and delivered as a standalone scope for another general contractor or developer.

Do you build fire-rated and sound-rated assemblies?

Yes. Rated assemblies are identified from the drawings up front and built to the listed detail so they pass inspection as designed.

Do you coordinate the ceiling with lighting and sprinklers?

Yes. Grid layout is coordinated against lighting, diffuser, and sprinkler positions before the grid is hung.
